11 Bowden Street was the former Dunlop Slazenger office and warehouse purchased 2015 by Marshall Investments as a derelict building.

The urgency for the project arose from the need to house The Apparel Group head office. Their former head office, at 830 Elizabeth Street, Surry Hills, also owned by Marshall Investments, had been sold for residential development with a completion date of September 2016.

11 Bowden Street was purchased unconditionally, with the vision of enhancing and enlarging the original building to provide a mixed use asset. Statutory approvals were obtained to change the original 2 story layout to four levels, including approvals from Sydney Water to carry out works over the proposed heritage culvert.

In order to complete the project to the required tight program, design evolution continued throughout the construction, resulting in the building being ready for occupation and going live on 22nd August 2016.
